Interim planning controls for Bentleigh

After adopting the Carnegie, Elsternwick and Bentleigh Structure Plans, we applied for interim height controls to protect these centres while detailed permanent controls were being prepared.

We'd like to thank the Minister for Planning Richard Wynne for assuring the community that the amenity and vibrancy of these activity centres would be protected while we finished this work.

The interim protection reflected a lower building heights than the Glen Eira Planning Scheme currently allows. It also ensured that no inappropriate development occurred which would affect the integrity of our Structure Plans.

Interim mandatory heights in Bentleigh and Carnegie were approved as submitted to the Minister, and reflect our Structure Plans. A mandatory height cannot be exceeded and there's no chance to vary it, even through VCAT. However, a discretionary height is a ‘preferred’ height which can be varied and challenged at VCAT.

Mandatory maximum heights

These are the maximum mandatory heights under the interim height controls:

  • Bentleigh: between two and five storeys
